4月份福州二手房交易情况再度让人“刮目相看”。福州市不动产登记和交易中心的数据显示,4月份福州五城区(鼓楼、台江、仓山、晋安、马尾)二手房成交量突破4000套,创近16个月新高。

从2月份开始,福州二手房市场的交易量稳步上升。福州市不动产登记和交易中心的数据显示,2月份五城区二手房交易量为1925套,同比增长42.8%;3月份五城区二手房交易量为3449套,同比增长45%。价格方面,2月和3月大部分二手房源的挂牌价格比较稳定,个别区域的挂牌价格同比上浮2%~7%。

4月份五城区二手房成交量4045套,环比增长17.3%,同比增长54.2%,创近16个月以来的新高。其中,鼓楼、仓山的二手房交易量环比分别增长14.4%和20%,主要是因为学区房的需求较为旺盛。价格方面,大部分房源的挂牌价格整体稳定,个别区域同比上浮2%~7%,中心区域的房价较为坚挺。

那么,福州二手房市场未来走向如何呢?房地产分析机构克而瑞福州的分析师表示,最近几个月福州的二手房成交量增加显然是之前需求释放所致,待前期积压需求释放“消耗”之后,5月的市场或回归平静,价格方面预计也不会有太大的波动。
